Building Rules and Expectations

Practical resident guidelines for daily living at Urban Star Apartments. The lease and written notices control if there is any conflict.

Rent and Payments

Rent is due in advance on the 1st day of each month. Rent not paid in full by the 5th day of the month is late. Residents should request current payment instructions from management and use only verified payment details.

Returned Payments

Returned payments may result in additional charges and may affect which payment methods management will accept in the future. Residents should contact management promptly if there is a payment issue.

Quiet Enjoyment

Residents and guests may not use the premises in a noisy, boisterous, offensive, or disturbing manner. Music, televisions, conversations, and other noise should remain respectful of neighboring residents.

Trash and Containers

Residents are responsible for placing garbage and trash in the city-issued container and moving the container to the designated pickup location on the appropriate collection day.

Plumbing and Toilets

Toilet paper is the only item permitted in the toilet. Do not flush feminine hygiene products, baby wipes, dude wipes, paper towels, or other materials. Failure to follow these guidelines may result in plumbing damage that impacts you and your neighbors' living spaces.

Cleanliness and Common Areas

The property, grounds, walkways, driveways, porches, steps, stairs, entryways, and shared areas must be kept clean, clear, and free of rubbish or stored personal items.

Parking and Vehicles

Non-operative vehicles are not permitted. Vehicles may not be parked on the grass area in front of the building or placed where they block driveways, entrances, walkways, service areas, or emergency access. Street parking is readily available; however, it may be restricted during certain hours for cleaning.

Pets

Pets of any type are not allowed unless management provides written approval or an accommodation is required by law.

Guests and Occupancy

Residents are responsible for guest behavior. Additional occupants require management review and written approval before occupancy changes are made.

Locks, Keys, and Access

Residents may not add, change, or alter locks without prior written permission from management. All keys must be returned when a resident vacates.

Walls and Exterior Attachments

Residents may not place nails, screws, or adhesive hangers in walls or woodwork except standard picture hooks, shade brackets, and curtain rod brackets. Exterior attachments such as antennas, projections, window ledges, awnings, or satellite equipment require management consent.

Balconies, Stairs, and Entryways

Outdoor grills are not allowed on upper porches or balconies. Loitering, congregating, or sitting on stairs, entryways, stoops, or balconies is not allowed because those areas are intended for access.

Utilities

Residents are responsible for utilities listed in the lease, including water, electricity, garbage, telephone, sewer, cable television, and gas where applicable. Final utility bills or service termination confirmations may be required at move-out.

Maintenance Access

Management may enter at reasonable times with prior notice for inspection, repairs, modifications, or showing the property. In an emergency, management may enter at any time to protect life or prevent property damage.

Emergency Procedures

Call 911 for immediate danger, fire, active flooding, gas smell, or life-safety emergencies. After emergency services are contacted, submit a maintenance request or contact management.

Move-In and Move-Out

Residents should coordinate move timing, keys, utilities, trash removal, cleaning, and final walkthrough items with management before moving in or out. The move-in/move-out condition report should be reviewed carefully.
